Building starts on 88 homes at Florent Gardens off Shaw Lane

Persimmon Homes West Midlands has begun work on Florent Gardens, 88 homes on land east of Shaw Lane, including 17 affordable homes and a path to St Mary's school.

Construction has started on Florent Gardens, the new estate of 88 homes on land east of Shaw Lane. Persimmon Homes West Midlands announced on Tuesday 13 October 2026 that work was under way, a few months after the detailed plans for the site were approved.

What is being built

The developer says the estate will offer two, three and four-bedroom houses. Every home is due to have solar panels and an electric vehicle charging point fitted as standard.

Of the 88 homes, 17 will be affordable. These are split between three routes:

  • Affordable Rent
  • Shared Ownership
  • Discounted Market Sale

Paths, open space and the school link

The layout includes more than two acres of public open space and a cycleway three metres wide running through the site. New walking and cycling connections are planned, including a dedicated pedestrian link to St Mary's CE Primary School, which should give families on the estate a route to school away from the road.

Money for local services

Persimmon will pay £279,520 through the Community Infrastructure Levy. This is a charge on new development that Shropshire Council uses to help pay for infrastructure and services in the area affected.

What people said

Elaine Brown, sales director at Persimmon Homes West Midlands, said the firm was "delighted to have spades in the ground" and was looking forward to welcoming its first buyers. Councillor James Owen, Shropshire Council's cabinet member for housing, visited the site and said the scheme would bring much-needed housing and investment to the area.

Background

The site was allocated for housing in Shropshire Council's Local Plan and already had outline planning permission. The detailed reserved matters application went before the Southern Planning Committee in May 2026. This is a separate scheme from the much larger Albrighton South proposal on Patshull Road, which is now waiting for a decision from the Secretary of State.

What happens next

Persimmon has not yet published a sales launch date, prices or a completion date. Anyone interested in buying, including through the affordable routes, can follow the development on Persimmon's website. Residents near Shaw Lane should expect construction traffic while the work continues.
